Ailanto Development and Construction

The development of the Ailanto project will be handled under the direction of Ribadab Properties Corporation (RPC) through its sister company, All American Homes-RPC, LLC a licensed Arizona General Contractor. We are currenty under construction and model homes will soon be available for visitors to the development to view. All first quality US standards will apply to this development. Ailanto Homes

Grandiose Tuscan style lock out private residences, starting at 2,200 square feet. That is more than 10 times the size of the standard Luxury Hotel Room. Each unit includes a complete kitchen for preparation of meals or join us at one of the stunning Ailanto on site restaurants.

We are pioneering Luxury in our accommodations, each of our homes may be split into very private 3-4 or 5 Luxury Suites ranging from 400 SF to 1,200 SF. All rooms will be furnished by the well known company of Robb & Stuckey.

Relax in your home; experience Costa Rica at its best! Your home is designed to help you enjoy your stay. Our residences are clustered throughout the grounds but not so close as not to give you privacy.

We respect our ecological gift and so many native plants are distribuited throughout this planned community. The canopy and all the little creatures that thrive within them live in peace and harmony at Ailanto. The property is blessed with animals from the ares such as Howler and White faced Monkeys, Toucans, humming birds and Pavas. Enjoy the rhythms of the forest as it sings and welcomes you.


All residencees are comfortable, well-appointed accommodations with king, or two double beds plus a patio and observation deck. Each is equipped with a fireplace (gas only, we cannot pollute our air), full kitchens and much more.

Costs
Condos and homes (including land) to begin at $16,000 for fractionalized units into the Million range, according to size and appointments.

Ribadab Properties Corporation

Ribadab Properties Corporation ("RPC"), an Arizona "S" Corporation was incorporated in 1999 in order to pursue opportunities in the fast growing residential real estate development that has been the hallmark of Arizona for over the last decade.


RPC has been involved in projects as follows:

Chino Valley Residential Housing, Chino Valley, AZ
In Chino Valley, Ribadab purchased over 20 acres and developed entry level housing beginning at $140,000 to $170,000. Every house built was sold within a very reasonable period of 3 months or less. RPC also sold several lots to a construction company. Value of the project was $1,650,000. The properties were self-financed or through investor financing.

Williamson Valley Ranch, Prescott. AZ
RPC purchased around 32 acres and developed ranchettes with a minimum, of 3 to 4 acres each. This area consisted of upscale middle of the road homes that were sold from $310,000 to $350,000. Some of the homes took longer than anticipated to sell but all homes were sold for a profit.
First International Bank and Trust was the primary construction lender for the project. Value of this project $2,600,000

Desert Highlands, Scottsdale AZ
Desert Highlands is an upscale development located in North Scottsdale. This development is considered one of the prime real estate developments in Arizona. RPC developed and built 6 Top-Of-The-Line luxury homes with prices ranging from $1,270,000 to $3,900,000 and square footage ranging from 5,000 to 8500 SF.One of these homes (Lot 3) was featured in the Architect/Builder magazine September 2004 issue.
All homes have been sold or leased. Value of this project was $12,950,000 Primary construction lender was Western Security Bank

Pinnacle Canyon Troon North, Scottsdale, AZ
Troon North is a very prestigious address; RPC developed and built 7 homes ranging form $1,600,000 to $2,300,000. These luxury homes stand as symbols of wealth and comfort. All homes except for Lot 94 have been sold for asking price. Value of this project was $13,140,000 Primary Construction Lender was ALC Corporation, MN.

Quails Nest, Scottsdale AZ
Quails Nest rests at the foothills of the McDowell's and offers serenity and beauty combined with 360-degree views that only Scottsdale can offer.
RPC developed one home on five luscious acres; this magnificent piece of art was sold shortly after it was completed.Primary Construction lender was ALC Financial MN. Value of project was $1,850,000

Ancala, Scottsdale, AZ
RPC remodeled and sold one golf course property in Ancala Country Club in Scottsdale AZ Value of Project $1,200,000 Self Financed

Oasis Plaza Office Building
RPC developed and built its office building located in downtown Scottsdale.
Construction Lender was Arizona Business bank Value of Project $445,000

Dream Home Project (Phoenix Metro)
RPC is currently building homes in New River and in Rio Verde and expects to build up to 100 homes throughout the Phoenix Metro under the Dream Home concept developed by RPC.Value of Project $50,000,000


Principals


Rae Ribadeneira, President and CEO.
Rae Ribadeneira has had vast experience as a designer and business manager. She has been at the helm of RPC since its inception. Rae also owns and operates Rae's Interiors, a design firm that assists RPC in the development of properties.Rae has owned and successfully operated several other businesses such as clothing and lingerie stores.
Rae is the principal shareholder of RPC

Michelle Ribadeneira-Harris, Vice-President and Secretary/Treasurer.
Michelle is a graduate of the University of Phoenix with a degree in Marketing. Michelle is in charge of Real Estate sales and is the liaison between the company and realtors. She also is involved in the monitoring of the construction general contractors as well as the establishment of new sources to accomplish the company's goals.
Michelle has her Arizona Realtor's license. She is also has an insurance license for the State of Arizona. She is a shareholder of RPC

Dr. Hugo E. Ribadeneira
Hugo is RPC's Operations Manager; his duties involved accounting, financing, structuring and day-to-day operations of the company.
Hugo served in the United States Air Force during the Vietnam era. His specialization was Precision Electronic Systems. After 5 ½ years he was honorably discharged. He continued his studies at the University Of Tulsa, OK, where he earned his Bachelor in Science degree in Computer Science/Engineering.
He earned his Certified Financial Planner designation in 1983. At La Salle University, he earned a Juris Doctor Degree (General Law) and a Doctor of Naturopathy degree.He graduated from Washington School of Law with an LL.M (Masters of Law, Taxation with Honors) and his Doctor of Juridical Sciences (Taxation with Honors); Hugo was a professor at this School of law. Hugo has published 5 books and has been a guest speaker at many seminars and conventions around the world.Hugo has ample experience in real estate development having been involved in many multi-million commercial and residential projects over the last 20 years.

William J. Ribadeneira
William is the Construction Supervisor for the All-American Dream Home project. He has vast management experience. He managed the Logistics of Simply Because, LLC an importing floral company in Ecuador, South America for three years prior to returning to take over this position. He is bilingual and has been in charge of design, permitting and bidding for RPC for almost one year.
He is a Shareholder of RPC.

The Law Offices of Wahl and Ribadeneira
Ed Ribadeneira, a principal of his law firm is RPC's legal counsel. Ed has been involved in Contract law and has assisted RPC in structuring most of the projects that RPC is involved in. He is a Shareholder of RPC.
